Sellers
"Sell" doesn't have to be a four-letter word.
Third State buys properties in as-is condition with closing in as little as 2 weeks.
Any condition. Any situation.
With us, there are no brokers, no closing costs, no repairs, no contingencies.
No out-of-pocket seller expenses, period.
While it is a known fact that listing your property with an agent on the open market will get you the best price for your house, the costs associated with listing your property are much more than you think:
Listing with a Real Estate Agent vs. Selling for Cash to Third State Ventures
* During the listing period (30-45 days) and closing period (additional 30-60 days), the Seller is responsible for all tax, mortgage, utilities, insurance, and upkeep expenses
We understand that every situation is different, and we work directly with every owner to structure a transaction that is best suited to their needs. We take enormous pride in our ability to get property owners what they want to walk away from the closing table happy. Our reviews and testimonials speak to our "relationships first" approach to each and every transaction and property owner, whether a purchase is ultimately made or not. We rely on word-of-mouth referrals for nearly all of our purchases, and we work hard to maintain our reputation for flexibility, fairness, honesty, and transparency.
What if selling my property will trigger a large capital gain?
For many long-term property owners, capital gains can present a substantial tax obligation in the year the property is sold. Third State actively supports property owners with potentially significant tax liabilities by helping to identify investment vehicles that will allow for the deferral and/or reduction of capital gains tax payments owed to the IRS. There are many investor-friendly options today for deferring gains, and we would welcome the opportunity to discuss how you can get more for your property and keep more of what you make from the IRS.
TESTIMONIALS
"I was overwhelmed at the thought of selling the home I lived in for more than 40 years...
The place needed a lot of work. I still had damage from Sandy in the basement, and I hadn't been able to keep up with the big ticket maintenance. I thought I would have had to take out a loan just to get the house in a "sellable" condition. I remember when Mike and Ian made me an offer for my house, I said "where's the catch?" They told me I wouldn't have to spend a cent more on the property, and they were true to their word. Even when the roof partially collapsed during a storm a week before closing, those gentlemen actually helped me expedite the repair with my insurance company and didn't take advantage of me with regard to the price. I told my neighbors on both sides to do themselves a favor when they were ready to sell and to call Ian and Mike first."

"I was planning on taking this building with me to the grave...
It was the only way I knew how to avoid capital gains taxes without having to find another project. I knew that the 1031 exchange process exists, but I'm too busy to deal with another project. It was easier to just hold onto the building, which wasn't making my family much money since the last refinance. Mike spent some time to talk with me about tax deferral options for my capital gains liability, and after talking to my accountant I decided to see if the guys [at Third State] could help me find a reliable place to invest my gains that wouldn't require me to be a hands-on landlord anymore. They referred me to an Opportunity Zone fund with a strong track record that allowed me to reinvest my capital gains and defer the tax liability. I'm writing this in 2023, two years after selling to Mike and Ian. I haven't paid any taxes yet."

"These guys get it...
We didn't even know our father still owned a place in Jersey until after he passed away. It was just sitting vacant for God knows how long. We live halfway across the country, and the thought of having to climb on a plane to dig through the mountain of stuff at this house and figure out what to do with the place just didn't appeal to us. We hired a local agent to go over to the property and let us know whether we could sell the place as-is. Our agent referred us to Ian and Mike at Third State, and after our first conversation with them it was pretty obvious to us that these guys get it -- they were full-service. We agreed on a price, and they worked with our agent to help catalog everything in the house, donated the things we didn't want to keep to Habitat, and packed and shipped the rest out to us. We didn't have to pay for anything but our agent's commission, and they closed in 3 weeks. I wish I could recommend them to friends in NJ but I don't have any, so hopefully this review will be enough!"
