Our Process

ACQUISITION

We target multifamily properties with specific criteria in highly-vetted rental markets via well-established local industry partnerships. Deals are conservatively underwritten for cash flow and forced equity growth to target a minimum of 15% average annual returns for our investors, net of fees.


MANAGEMENT

We partner with pre-qualified local property management, working efficiently to reduce expenses, increase income, and significantly improve quality tenant retention -- maximizing Net Operating Income while providing high-quality affordable housing.

DISPOSITION

Our investments range from 5-7 years in length, during which time our investors receive quarterly distributions with a target average cash-on-cash return of 6-8% over the life of the investment, net of fees. We target exit strategies (refinance, sale, or buyout) that will double our investors' initial equity.

EDUCATION

Real estate syndication offers various avenues for tax savings, allowing investors to keep more of their returns in their pockets. Third State and its partners strive to educate our investor network on how to use powerful tax-sheltering tools, such as self-directed IRAs or Solo-401ks, to accelerate the journey to multigenerational wealth.
